It's inevitable that things will break and repairs will be needed. That's true of guests and renters, alike. But...unlike renters, we will cover the cost of minor repairs and even fix them ourselves. You will simply receive a phone call informing you of the repair that was made. That's it. No more Friday night phone calls over a broken floorboard or leaky faucet.

REDUCED WEAR AND TEAR

Believe it or not, hosting short-term guests in your property rather than renters results in less wear and tear on your property. While it is true that there will be more people coming in and out, typically guests are not there long enough to cause a lot of wear on your property.

For instance, guests won't...
...have a dog who scratches up every door frame.
...screw a satellite dish to the side of your house.
...leave a broken down car in the front yard for months.
...paint your walls bright pink.

MINIMAL USE OF UTILITIES & APPLIANCES

Just think of the last time you went on vacation or stayed anywhere other than your home. How many times did you use the washing machine? The dishwasher? The stove? Not much, I'm guessing. Guests do not typically use the appliances nearly as much as a renter would. Which, in turn, saves on utility costs as well.

And what's the best part of traveling to a new place? The restaurants! So, very little cooking going on - giving your appliances a longer shelf-life than with a long-term renter.

Guests are in vacation-mode - the laundry can wait.

SECURE KEYLESS ENTRY

One of the first things we do at any property is replace the outside door lock with an electronic, keyless lock - one that requires a code to get in rather than a key. No more lost keys or worries about them falling into the wrong hands.

The keyless system also affords higher security as it keeps a detailed record of anyone entering or leaving the property - which can be checked anywhere, any time.

NO PETS & SMOKE-FREE GUESTS

We do not allow smoking or pets in any of the properties we rent as short-term rentals. We pride ourselves on treating your property like our own, and we want to ensure it stays in the best shape possible. We also screen every guest and require a government-issued ID before booking.

So no worries about your house smelling like an ashtray or being torn apart by Snowball.

Guest vs. Renter Mentality

There is something to be said for the guest mentality. When you are a guest in someone else’s home, you tend to treat it with a level of respect similar to your own, or, more often than not, better than your own. That is the same mindset of the typical short-term rental guest. They enter your property with a very different mindset than that of your average renter. Renters have the mentality that this property is THEIR home  – without the responsibility of maintaining it or dealing with the consequences of not taking care of it. 

That is a very dangerous mindset to have. 

I would much prefer the guest over the renter.
